Japan Metropolitan Fund Investment (TYO:8953) said that it will refinance an existing 5.35 billion yen debt, maturing July 31, through a new syndicated loan, according to a Monday release.The refinancing includes a seven-year term loan worth 2.9 billion yen from Sumitomo Mitsui Trust Bank and 800 million yen from Resona Bank, maturing July 29, 2033, and a 750 million yen eight-year term loan from The Hyakugo Bank, maturing July 31, 2034.The borrowings also include a 10-year term loan worth 500 million yen from The Nanto Bank and a 400 million yen loan from The Senshu Ikeda Bank, maturing July 31, 2036.The 2.9 billion yen and 800 million yen loans carry a floating interest rate of the one-month Japanese yen TIBOR plus 0.175%, while 750 million yen, 500 million yen, and 400 million yen loans carry floating interest rates of the one-month Japanese yen TIBOR plus 0.200% and 0.250%, respectively.

Japan Metropolitan Fund Investment (TYO:8953) has agreed to acquire a mixed-use private lodging and retail property in Osaka, for 2.4 billion yen effective June 29, according to a Tokyo bourse filing on Wednesday.The property, Apartment Hotel 11 Shinsaibashi Amemura 2, is appraised at 2.75 billion yen, and will be operated by lodging tech company HIWIN under a revenue-linked lease structure.To fund the acquisition, the REIT secured a 2.4 billion yen 7-year floating-rate loan from SBI Shinsei Bank at TIBOR plus 0.175%, according to a separate disclosure.The REIT also refinanced a 1.5 billion yen loan from Mizuho Bank with the same terms, extending its maturity from June 2026 to June 2033.
