Japan Metropolitan Fund Investment (TYO:8953) has agreed to dispose of LIFE Shimodera, a retail land with a leasehold interest in Naniwa-ku, Osaka, for 6.1 billion yen to an undisclosed purchaser.
The disposal will generate a gain of 4.3 billion yen, which will be returned to shareholders in full across two fiscal periods ending August 2027 and February 2028.
The disposal price is over 2.5 times its 2.43 billion yen appraisal value and well above its 1.72 billion yen book value, according to a Tokyo bourse filing on Thursday.
The contract is effective on Sept. 18, 2026, with the disposition split 50:50 between Aug. 31 and Sept. 30, 2027.
The REIT has secured 5.5 billion yen in asset disposal gains since its last earnings release, with other disposition projects under letters of intent also progressing.
