Arena REIT Expects Nearly AU$12 Million Net Revaluation Increase for Fiscal H2; Shares Up 3%

Arena REIT (ASX:ARF) said its fiscal second half portfolio valuation program is expected to result in a net revaluation increase of about AU$11.5 million for the six months ending June 30, according to a Friday Australian bourse filing.The increase represents a 0.6% valuation gain from Dec. 31, 2025, and an expected AU$0.03 growth in net asset value (NAV) per security.The company said its operating portfolio's weighted average passing yield rose 9 basis points to roughly 5.5% from Dec. 31, 2025, with the property portfolio expected to have a weighted average lease expiry of 17.4 years and maintain 100% occupancy at June 30.Arena declared a final quarter distribution of AU$0.48 per security, bringing the total fiscal 2026 distribution to AU$0.1925 per security, in line with previous guidance and reflecting growth of 5.5% over fiscal 2025.The real estate investment trust's shares were up almost 3% in recent Friday trade.

Arena REIT Says G8 Education to Suspend Operations at One Arena-Owned Early Learning Center; Shares Fall 3%

Arena REIT (ASX:ARF) said it received notice from G8 Education (ASX:GEM) of its plan to suspend operations at an Arena-owned early learning center in Western Australia, according to a Wednesday filing with the Australian bourse.Arena said it has received all due rent from G8 and is engaging with the company regarding its lease obligations and plans for the impacted center, per the filing.The lease for the center has a remaining term of 10.8 years and accounts for 0.2% of Arena's portfolio income, the company said.G8 Education earlier the same day disclosed plans to suspend operations for around 40 of its centers due to a network assessment.Arena REIT shares fell 3% in recent Wednesday trading, while G8 Education shed more than 24%.
