Starts Proceed Investment (TYO:8979) will sell the Proceed Nishikasai residential property in Tokyo for 1.18 billion yen in October as part of its asset replacement strategy, according to a Thursday filing on the Tokyo Stock Exchange.The REIT expects to record a disposal gain of about 210 million yen from the sale of the two-building rental housing asset, which is about 32 to 40 years old.The buyer was not disclosed. Starts Proceed said it decided to proceed with the sale after considering rising maintenance and repair costs over the medium to long term.The property, located near Nishikasai Station in Tokyo's Edogawa ward, had an occupancy rate of 94.2% as of Oct. 31, 2025.
