Sekisui House REIT Asset Manager to Launch Private Fund Business

Sekisui House REIT (TYO:3309) manager Sekisui House Asset Management (SHA) has resolved to file an Amendment Registration Application to launch a private fund business, according to a bourse filing on Friday.

The private fund will primarily invest in domestic and overseas assets held by sponsor Sekisui House, with SHA expecting to use such funds as bridge funds to create flexible and timely property acquisition opportunities.

To prevent conflicts of interest, SHA will establish priority rules requiring that property information be first presented to SHR, which holds the priority right to consider acquisitions, while private funds may only pursue properties SHR has declined.

SHA will also establish an audit group within to ensure independent internal audits for the new private fund business, effective Aug. 1.
