S&Pによると、住宅市場の減速が拡大する中、2月の年間住宅価格上昇率は鈍化した。

-- S&Pグローバル(SPGI)傘下のS&Pダウ・ジョーンズ・インデックスは火曜日、米国の住宅価格上昇率が2月に前年同月比で減速し、主要都市圏の半数以上で価格が下落したと発表した。 全米S&Pケース・シラー住宅価格指数は、季節調整なしで2月に前年同月比0.7%上昇したが、前月の0.8%上昇から減速した。10都市と20都市の総合指数はそれぞれ1.5%と0.9%上昇したが、いずれも1月の上昇率から減速した。 S&Pダウ・ジョーンズ・インデックスの債券・商品部門責任者であるニコラス・ゴデック氏は、「2月には米国の主要都市圏の半数以上で前年同月比で価格が下落しており、住宅価格の減速がサンベルト地帯にとどまらず、広範囲に及んでいることを示している」と述べた。「消費者物価上昇率が2.4%である中、米国の住宅価格は実質ベースで9ヶ月連続で下落している」と付け加えた。 報告書によると、20都市の中で、2月の住宅価格の年間上昇率が最も高かったのはシカゴで5%増、次いでニューヨークとクリーブランドだった。一方、デンバーは2.2%減と最も低い上昇率を記録した。 季節調整前の全米住宅価格は、前月比で0.3%上昇し、前月の0.2%減から回復した。10都市総合指数は0.6%上昇、20都市総合指数は0.4%上昇した。 ゴデック氏は、「月次データは季節的な小幅な上昇を示したが、根本的な勢いは見られなかった」と述べた。「住宅ローン金利が6%近辺で推移しているため、住宅購入能力と取引活動は依然として低迷しており、名目価格の上昇率はインフレ率を下回っている」。 また、連邦住宅金融庁(FHFA)は、1月の0.1%上昇が0.2%に上方修正された後、2月の米国の住宅価格は前月比横ばいだったと発表した。報告書によると、2月の住宅価格は年間で1.7%上昇した。

Analysts said the forecast is above the high end of the range of prior premiums over the past eight quarters, which ranged from 3 cents/gal to 6 cents/gal, reflecting significant fuel price volatility amid the geopolitical backdrop.For Casey's (CASY), RBC forecasts margins of 39 cents/gal, while Murphy USA (MUSA) is expected to post retail and all-in margins of 24.5 cents/gal and 32.7 cents/gal, respectively.
