Research Alert: CFRA Keeps Buy Opinion On Share Of Rexford Industrial Realty Inc.

We trim our 12-month target price by $4 to $41, applying a forward P/FFO multiple of 17.1x on our 2026 FFO estimate, a discount to its 19.2x three-year forward average. We leave our 2026 FFO/share estimate unchanged at $2.40 but lower 2027's by $0.07 to $2.47. Negative re-leasing spreads remain our base case for 2026, but we believe infill properties in Southern California have structural barriers preventing new supply from coming online. Leasing rose 70% Y/Y in Q1 and we expect re-leasing spreads at 6%-9% in 2027, supported by a lack of new supply and higher occupancy rates. REXR's current capital recycling strategy, aimed at selling sub-4% cap rate properties and either repurchasing shares or redeveloping properties, should lift total portfolio returns higher next year. We note demand in Southern California remains strongest for spaces under 50K sq ft, which are REXR's core focus, and believe increased advanced manufacturer demand in the San Fernando Valley and South Bay markets could accelerate this year.

Crude oil prices climbed Monday after efforts to revive US-Iran peace talks in Pakistan collapsed over the weekend, effectively erasing hopes for a near-term resumption of energy flows through the Strait of Hormuz.The Brent futures contract gained 2.1% to $107.57 per barrel. Varun Beverages' Consolidated Net Profit Rises in Fiscal Q1

Varun Beverages' (NSE:VBL, BOM:540180) consolidated attributable net profit rose to 8.72 billion Indian rupees in the fiscal first quarter ended March 31, from 7.26 billion rupees a year ago.Earnings per share came in at 2.58 rupees from 2.15 rupees a year earlier, the beverages bottling company said in a filing to the Indian bourses on Monday.Revenue from operations in fiscal Q1 also increased to 67.2 billion rupees from 56.8 billion rupees a year ago.The company's board declared an interim dividend of 0.50 rupees per equity share for the nominal value of 2 rupees each. The dividend will be paid on May 5.
