Heiwa Real Estate REIT (TYO:8966) has agreed to acquire the real estate trust beneficiary rights of the HF Akishima Ekimae building for 2.23 billion yen.
The seller and broker are undisclosed, though neither is a party with a special interest in the REIT or its asset manager, according to a Tokyo bourse filing on Thursday.
The acquisition, scheduled for Sept. 29, will be funded by newly secured term loans totalling 2.3 billion yen from two major banks, a separate disclosure showed.
The loans include a 1 billion yen facility from Mizuho Bank, at JBA 1-month Japanese Yen TIBOR plus 0.35%, due May 2030, and another 1.3 billion yen loan from Sumitomo Mitsui Trust Bank, at JBA 1-month Japanese Yen TIBOR plus 0.42%, payable May 2031.
