標普稱,2月美國房價年增率放緩,房地產市場放緩範圍擴大

-- 標普全球(SPGI)旗下標普道瓊指數公司週二表示,美國2月房價年增速放緩,超過半數主要都會區房價出現下跌。 2月份,未經季節性調整的全國標普綜合凱斯-席勒房價指數年增0.7%,低於上月的0.8%。 10個城市和20個城市的綜合房價指數分別上漲1.5%和0.9%,均低於1月的漲幅。 標普道瓊斯指數公司固定收益交易和大宗商品主管尼古拉斯·戈德克表示:“2月份,超過半數的美國主要都市區房價同比下跌,表明房地產市場放緩的趨勢已遠遠超出最初起源於陽光地帶的範圍。在消費者通脹率為2.4%的情況下,美國房價已連續九個月實際下跌。” 報告顯示,20個城市中,芝加哥2月房價年漲幅最高,上漲5%,其次是紐約和克里夫蘭。丹佛跌幅最低,下跌2.2%。 經季節調整前,2月全美房價月增0.3%,而上月則下跌0.2%。數據顯示,10個城市綜合指數上漲0.6%,20個城市綜合指數上漲0.4%。 戈德克表示:“月度數據顯示,季節性因素導致房價略有上漲,但缺乏內在的增長動力。接近6%的抵押貸款利率繼續對購房能力和交易活動構成壓力,導致名義房價漲幅低於通脹水平。” 此外,聯邦住房金融局表示,2月美國房價月增持平,此前1月的漲幅0.1%被向上修正為0.2%。報告顯示,2月房價年增1.7%。

Analysts said the forecast is above the high end of the range of prior premiums over the past eight quarters, which ranged from 3 cents/gal to 6 cents/gal, reflecting significant fuel price volatility amid the geopolitical backdrop.For Casey's (CASY), RBC forecasts margins of 39 cents/gal, while Murphy USA (MUSA) is expected to post retail and all-in margins of 24.5 cents/gal and 32.7 cents/gal, respectively.
