标普称,2月份美国房价年增长率放缓,房地产市场放缓范围扩大

-- 标普全球(SPGI)旗下标普道琼斯指数公司周二表示,美国2月份房价同比增速放缓,超过半数主要都市区房价出现下跌。 2月份,未经季节性调整的全国标普综合凯斯-席勒房价指数同比上涨0.7%,低于上月的0.8%。10个城市和20个城市的综合房价指数分别上涨1.5%和0.9%,均低于1月份的涨幅。 标普道琼斯指数公司固定收益交易和大宗商品主管尼古拉斯·戈德克表示:“2月份,超过半数的美国主要都市区房价同比下跌,表明房地产市场放缓的趋势已远远超出最初起源于阳光地带的范围。在消费者通胀率为2.4%的情况下,美国房价已连续九个月实际下跌。” 报告显示,在20个城市中,芝加哥2月份房价年涨幅最高,上涨5%,其次是纽约和克利夫兰。丹佛跌幅最低,下跌2.2%。 经季节调整前,2月份全美房价环比上涨0.3%,而上月则下跌0.2%。数据显示,10个城市综合指数上涨0.6%,20个城市综合指数上涨0.4%。 戈德克表示:“月度数据显示,季节性因素导致房价略有上涨,但缺乏内在的增长动力。接近6%的抵押贷款利率继续对购房能力和交易活动构成压力,导致名义房价涨幅低于通胀水平。” 此外,联邦住房金融局表示,2月份美国房价环比持平,此前1月份的涨幅0.1%被向上修正为0.2%。报告显示,2月份房价同比上涨1.7%。

Analysts said the forecast is above the high end of the range of prior premiums over the past eight quarters, which ranged from 3 cents/gal to 6 cents/gal, reflecting significant fuel price volatility amid the geopolitical backdrop.For Casey's (CASY), RBC forecasts margins of 39 cents/gal, while Murphy USA (MUSA) is expected to post retail and all-in margins of 24.5 cents/gal and 32.7 cents/gal, respectively.
