We increase our 12-month target by $12 to $220, valuing SPG shares at 16.8x our 2026 FFO estimate, a premium to the one-year average forward multiple of 14.3x due to an improving outlook for anchor tenants and strong re-leasing spreads. We increase our 2026 FFO estimate by $0.02 to $13.10 and increase 2027 by $0.27 to $13.67. SPG has gained momentum in recent quarters with improving re-leasing spreads and a redevelopment portfolio now expected to fuel higher NOI growth in future years. We believe SPG is likely to maintain 5%-7% comparable sales growth throughout 2026 with new leases in the 22%-27% range for the year (outperforming our prior expectations). Luxury stores continue to see the strongest growth in sales per square foot, while management noted that food and beverage sales were flat Y/Y despite strong foot traffic. Interest rate headwinds are expected as a $0.05 drag on FFO due to the prior outlook incorporating additional rate cuts vs. the current consensus for the year.

Analysts at CFRA have summarized their opinion as follows:We lower our 12-month price target by $25 to $60, based on 10x our 2027 EPS estimate and slightly higher than the company's three-year average forward P/E multiple of 9.3x. We lower our 2026 EPS estimate to $3.25 from $6.51 and 2027 to $6.00 from $8.09. WHR reported first-quarter results that reflected severe pressure from macroeconomic deterioration and industry disruption. The company posted a normalized EPS loss of -$0.56 per share versus earnings of $1.70 per share in Q1 2025 and $1.03 below estimates. Net sales declined 9.6% to $3,273M, $167M below estimates, with organic sales down 6.1% as the war in Iran triggered a recession-level collapse in U.S. appliance demand during late February and March. We believe value has emerged in shares for patient investors willing to look past the next few quarters as shares trade at the bottom of its 35-year range. Our opinion is that earnings will snap back significantly in 2027 and 2028 and we see investors beginning to look past 2026.

Analysts at CFRA have summarized their opinion as follows:We lift our 12-month target $2 to $17, 13.5x our 2026 adjusted EBITDA estimate, above CALY's three-year average forward EV/EBITDA view of 12.3x, reflecting a re-rating in shares after the sale of 60% of Topgolf. CALY's balance sheet and margin profile improved significantly post-sale, and management moved quickly to improve operating efficiencies for the remaining Golf Equipment and Apparel and Accessories businesses. In its Q1 call, management raised its full-year revenue and adjusted EBITDA guidance due to strong demand for CALY's new products and progress on its cost-saving initiatives.
